Credit card - The good, the bad and the ugly

When we are young, we always see in TV that those rich and famous, their wallet would be thickly filled with credit cards. Remember? The guy would take out his wallet and open it, and flip-flop, a stretch of credit cards rolling down.

Well, that was some fantasy, back to our real world today, those who flip-flop their credit cards are the poorest. Why? Imagine if one card, he is owing the bank RM2,000. So if he have 10 cards, he would be in debt for RM10,000. What about the interest and bank charges? In no time, that person is a bankrupt. Even if that person is earning RM10,000 a month, he have no saving for his future.

But credit cards are not all bad and ugly. Remember when you apply for credit card, they would ask you to spend more and you will win more prizes. Banks are giving you all kinds of promotions and prizes to encourage you to swipe your credit card, so why not? The only thing you need to be cautious is spend wisely. If you pay your debts on time, the bank would not charge you interest. Instead, you can have two month interest free loan! One month for you to spend and the other month for you to pay up.

Book Review - How To Become Millionaire Landlord


Finished reading this book, "How To Become Millionaire Landlord" a few weeks ago but didn't got the time to talk about it.

This book is actually very exciting. It mainly talk about properties letting. It's true that when we talk about properties renting, everybody knows that the business is simple. Letting people stay in your house, and sit down and relax and wait for the monthly cheque to come in. However, En. Azizi showed the reality of property renting. It is not just as simple as ABC aka sit down and collect your rental.

Many tips and tricks is covered inside the book. Although the tips are somewhat common sense, especially for those who have been renting properties out, but it is something that you would say, "Hey that's easy trick, why didn't I think of it?" when you read the book.

Overall, this book is good. But I personally disagree that you can become a millionaire by just renting properties, especially for small players like me. A few conditions stills apply if you wants to become a millionaire through properties rentals:
  1. You need more than 2 properties. 1 property would only gives you a nett RM100+ (example) but if you have 10 properties of the same kind, that would = RM100 x10. You know your maths.
  2. Your net rental incomes are able to cover your expenses. The more you earn the more you spend = 0.
  3. You consider yourself as assets millionaire but not cash millionaire. Your property would still give you the miserable RM50 nett earnings (example) after subtracting your loan interests.
Lastly, happy reading. :) If I have the chance I would try to get his other book on property tradings.

P/S: I wonder if he would give me his book free after doing a review for him freely... :P

I just read this from a story book. Literally translated:

In a motivational seminar, the speaker asked all the audience to stand up and look under their chair. To their surprise, they found money under their seat. Some got a buck while the highest got one hundred. The speaker say." all these belongs to you, but do you know why it is there?"

None of the audience could reply him. He continue," I just want to let you all understand the simplest thing that we always overlooked. Start to take action! Those who never start start looking for the things that he wants would never find it."
